Rules

As an additional cost to cast Demonic Contract you must pay 4 life, or reach another accord with said demon by sacrificing a coin, egg, frog, gem, goat, rune, treasure, or Mortal soul.

What is 'lower' rarity?

The order of rarities (from highest to lowest) is: Unique, Elite, Exceptional, and Ordinary. For example, if you control an Exceptional Demon, you could search for an Exceptional or Ordinary spell.
